Consulting & Billing Policy — What we charge, and why hourly consulting. A strategist, not a salesperson.

Consulting Retainer & Billing Policy

Professional Advisory Services: Scope, Fees, and Accountability

I provide professional consulting and advisory services to individuals, families, property owners, real estate buyers and sellers, investors, entrepreneurs, and business owners who need structured analysis, practical planning, and informed decision support. Every engagement begins with understanding the client’s circumstances, objectives, opportunities, and challenges.

My work may include research, reviewing relevant information, evaluating alternatives, identifying risks, coordinating appropriate professionals, developing a strategy, and monitoring agreed action items. The specific services, deliverables, responsibilities, compensation, and decision-making authority are established in writing. Recommendations are informed professional judgments, not guarantees of a particular result, and may include postponing, changing, or deciding not to proceed with a transaction or plan.

The Fee-Based Advisory Relationship

Professional advice is measured by the work performed, the quality of the analysis, and the value of informed decision-making—not simply by whether a sale or transaction closes. Depending on the engagement, fees are based on documented professional time or another compensation arrangement established in writing. Clients are informed of applicable compensation and agency relationships.

Consulting, general financial guidance, and California real estate brokerage are distinct services. Real estate brokerage representation is provided only under the required written representation agreement and applicable licensing requirements. Consulting alone does not establish brokerage representation or another regulated professional relationship.

The services described below demonstrate the breadth of assistance available. Their inclusion on this page does not mean that every service is included in every client engagement. The signed agreement defines the services actually authorized.

Real Estate Consulting and California Real Estate Brokerage

Real estate decisions encompass much more than pricing a property or reviewing a purchase offer. Depending on the agreed role, I assist property owners, buyers, sellers, and investors with analysis, planning, preparation, marketing coordination, transaction strategy, negotiation, due diligence, and the steps leading to closing and any agreed post-closing matters.

Real estate consulting provides decision support and coordination. When serving as a California licensed broker, I perform the authorized brokerage services under the appropriate written representation agreement. The agreement identifies whether I am acting as consultant, broker, or in separately defined capacities. I coordinate with qualified legal, tax, accounting, appraisal, engineering, inspection, lending, and insurance professionals where their expertise is required.

1. Objectives, Financial Position, and Transaction Strategy

The work begins with understanding why a client is considering buying, selling, retaining, refinancing, exchanging, or investing in property. I may evaluate available information about ownership expenses, equity, financing capacity, available resources, timing, relocation needs, alternative uses of property, and long-term objectives. Together, these considerations inform the practical choices and tradeoffs facing the client.

2. Market Research, Property Evaluation, and Pricing

Services may include reviewing comparable sales, active competition, local market conditions, rental information, ownership costs, property condition information, potential improvements, and market positioning. This work can support the evaluation of pricing, acquisition, disposition, or retention strategies. It is not a formal appraisal or independent property inspection, and specialized findings are referred to appropriately qualified professionals.

3. Property Preparation, Positioning, and Marketing

For sellers, services may include a property preparation plan, repair priorities, presentation, professional photography and videography, staging, listing content, MLS coordination where authorized, digital advertising, showing procedures, vendor selection, and evaluation of marketing expenditures. My responsibility is to help clients understand what work is appropriate and how proposed efforts relate to their property and goals.

4. Buyer Consulting and Brokerage Representation

For buyers, services may include developing acquisition criteria, evaluating available properties and locations, reviewing estimated ownership costs, considering condition and financing information supplied by lenders or the client, identifying outstanding due-diligence questions, and developing a purchase strategy. Any buyer representation, offers, or negotiation performed as brokerage services are governed by a separate written representation agreement.

5. Offers, Negotiations, Contracts, and Disclosures

Within the authorized engagement, work may include reviewing the business and transaction implications of offers, counteroffers, deposits, contingencies, credits, financing provisions, possession dates, disclosures, and performance deadlines. In an appropriate brokerage engagement, I may prepare and communicate offers, negotiate authorized terms, and coordinate transaction documents within the scope of my license. Legal and tax opinions are obtained from the relevant qualified professionals.

6. Due Diligence, Financing, Escrow, and Closing

As appropriate to the agreement, professional oversight may continue through inspections, appraisal, insurance, loan processing, title, escrow, repairs, contingency management, document execution, and closing. This includes monitoring milestones, communicating with relevant parties, identifying unresolved issues, supporting client decisions, and coordinating agreed follow-up. It does not replace the independent duties of lenders, inspectors, appraisers, escrow professionals, attorneys, or other specialists.

Business Consulting and General Financial Guidance

Business consulting extends beyond the preparation of plans or occasional meetings. Business strategy, financial performance, operations, leadership, marketing, and execution influence one another. My consulting work may include identifying the underlying problem, developing alternatives, organizing a practical plan, coordinating implementation, reviewing results, and recommending corrective action.

General financial guidance under this policy means education, organization, and decision-support assistance based on client-provided information. It is distinct from personalized investment or securities advice, portfolio management, accounting, tax, legal, lending, insurance, or other regulated services. Matters requiring those services are referred to appropriately licensed professionals.

1. Business Model, Strategy, and Growth

Work may include assessing business models, competitive position, market opportunities, pricing, customer economics, revenue streams, products and services, profit drivers, business plans, partnerships, expansion opportunities, business acquisitions, and sale or succession considerations. The emphasis is developing practical strategic choices and translating them into implementable priorities.

2. Financial Performance, Capital, and Cash Flow

Consulting may include examining client-supplied financial statements, operating costs, margins, working capital, reserves, debt obligations, cash-flow patterns, financial projections, and capital requirements. I may help prepare management reports, analyze business expenditures, organize lender or investor presentation materials, and evaluate alternatives for internal planning. This does not substitute for an audit, formal valuation, securities recommendation, or other regulated financial service.

3. Operations, Systems, and Organizational Effectiveness

Services may include evaluating company processes, organization charts, leadership responsibilities, staffing, vendors, technology, internal controls, communications, project management, delegation, productivity, and reporting. The work can extend to creating practical management systems, clarifying ownership of responsibilities, establishing performance measures, and monitoring action plans.

4. Sales, Marketing, Media, and Technology

Consulting may include assessing customer acquisition, lead generation, branding, sales processes, websites, digital funnels, publishing, television, podcasting, video production, social media, and appropriate technology or automation projects. The assignment may include defining implementation requirements, coordinating contractors, evaluating deliverables, reviewing performance, and identifying needed corrections.

5. Personal Financial and Wealth-Related Decision Support

Where included in the engagement, general financial guidance may address budgeting, financial priorities, cash-flow discipline, debt exposure, reserves, credit readiness, ownership choices, major expenditures, business-owner finances, and significant financial transitions. This is general organizational and decision support, not an individualized investment recommendation, portfolio management, tax opinion, legal opinion, insurance recommendation, or commitment to arrange financing.

6. Execution, Leadership, and Accountability

Consulting may include preparing decision memoranda, strategic reports, action plans, operating dashboards, and presentations; participating in appropriate meetings; reviewing vendor or contractor performance; tracking commitments; and identifying obstacles or corrective actions. The intended value is informed leadership supported by consistent execution and accountability.

What Constitutes Billable Professional Time

Billable time is professional time actually devoted to authorized work under the signed engagement. Not all professional work takes place during a scheduled meeting. Preparation, research, analysis, review of records, meetings, authorized communications, written recommendations, project or transaction oversight, coordination with other professionals, and follow-up may be billable when included in the agreement.

The written agreement identifies the applicable fees, billing increments, permitted expenses, approval requirements, excluded activities, and method of documenting professional time. Records and statements should allow clients to understand what work was performed and how it relates to their engagement. Specialized legal, tax, accounting, appraisal, lending, investment, inspection, or other regulated services are outside ordinary consulting unless separately authorized and legally permitted.

Retainers, Statements, and Financial Transparency

Before substantive paid work begins, the written agreement establishes the scope of services, compensation structure, payment terms, billing increments, expense responsibilities, and procedures for documenting professional time and charges.

Business and Financial Consulting Retainers

For general business consulting and general financial guidance, a retainer is required. The retainer amount is based on the project’s estimated professional time, scope of work, complexity, and anticipated service requirements.

The signed consulting agreement determines how the retainer is applied to services, when replenishment may be required, the accounting and reporting procedures, and the handling of any unused balance, including applicable refund rights. The consulting retainer covers only the services identified in that agreement and does not independently authorize California real estate brokerage representation or other regulated professional services.

Real Estate Brokerage Compensation and Third-Party Marketing Expenses

California real estate brokerage services, compensation, and payment terms are established in the applicable written listing or buyer representation agreement.

Clients are responsible for third-party fees associated with advertising and marketing their property under the agreed marketing plan. Such costs may include professional photography and videography, staging, graphic design, printed materials, digital advertising, promotional distribution, and other approved third-party marketing services.

Before entering into a listing agreement, I will disclose the proposed third-party marketing services, anticipated expenses, payment responsibilities, and the terms for any reimbursement of authorized third-party fees. The listing agreement or an accompanying written marketing-cost schedule will identify whether the client pays a provider directly or reimburses an authorized expense paid on the client’s behalf.

Third-party marketing expenses will be incurred only with the client’s written authorization and in accordance with the applicable agreement. Such expenses are identified separately from brokerage compensation so the client understands the financial obligations before entering the engagement.

Working Together: Experience, Clarity, and Accountability

I work with individuals, families, property owners, entrepreneurs, business owners, and organizations at different stages of their personal and professional lives. Every client comes with different circumstances, objectives, opportunities, and challenges. My responsibility is to understand those circumstances and provide guidance appropriate to the decisions they are facing.

My approach is grounded in decades of experience in real estate, mortgage finance, business leadership, and financial decision-making. That experience informs careful evaluation, research, practical analysis, strategic recommendations, and professional oversight. Depending on the engagement, I may develop a strategy, evaluate alternatives, coordinate with other professionals, monitor milestones, and help navigate a complex decision from beginning through completion.

An effective advisory relationship requires communication, collaboration, and mutual accountability. I take the time to understand your objectives, review relevant information, identify important considerations, and explain my recommendations. Clients participate by providing accurate information, asking questions, and remaining involved in decisions that affect their property, business, finances, and future.

Before work begins, we establish the scope, deliverables, professional fees, and respective responsibilities in writing. This creates clear expectations and a shared understanding of the work to be performed. My commitment is to provide every client with the same standard of professionalism, respect, candor, and accountability—regardless of background, income, occupation, or experience.

Beginning an Engagement

An initial conversation identifies the matter to be addressed, determines whether the requested services are appropriate, and establishes next steps. Before a substantive paid engagement, the parties define the authorized scope, deliverables, compensation, responsibilities, applicable representation status, and relevant limitations in a written agreement. Clients retain responsibility for their decisions, and professional recommendations do not guarantee financial, business, lending, legal, or transaction outcomes.
