Not a Salesperson

When you hire me, you are not hiring a salesperson—you are hiring a business consultant who is also a licensed Real Estate Broker (CA DRE #01143484) with decades of experience. My job is not to convince you to sell your home. My role is to provide you with the best possible advice, informed by data, strategy, and your personal or financial objectives.

Unlike traditional listing agents, I do not work on a commission basis. I bill for my services at $500 per hour for the time and expertise I provide. Most homes require 10 to 15 hours of real, focused work—whether they sell in 30 days or 6 months. This means you pay only for what is necessary, not a percentage of your equity.

As your advisor and broker of record, I provide:

  • Strategic Pricing & Market Analysis
  • Negotiation Support & Contract Review
  • Staging, Showings, and Open House Oversight
  • Vendor and Agent Management (if needed)
  • Fiduciary-Level Decision Support
  • Unbiased Guidance with No Sales Pressure

I provide all the core services of a traditional agent—but as your hired consultant, not a commission-based intermediary. You’re in control. I help you protect your equity and navigate each step with clarity, confidence, and data-driven insight.

Optional Advisor-Only Role

Suppose you prefer to work with a traditional listing agent. In that case, you can still retain me to oversee the process, audit the pricing and execution of the marketing plan, and protect your interests as your independent fiduciary consultant. In this model, I serve as your insurance policy against bad advice, inflated promises, misaligned incentives and poor execution.
